Broken Torsion Spring on a Two-Car Door in the Headwaters
The right spring snapped around 7 a.m. on a Tuesday, the door came down crooked, and one car was stuck inside. The homeowner called (737) 353-5361 and got Otto on the phone. When he arrived, he didn’t just swap the broken spring. He counted the cycles left on the good one, which was nearly done too, and replaced both as a matched set. The door now lifts evenly, runs quiet, and both springs carry the same five-year cycle rating.
Fiberglass Door to Insulated Steel in Belterra
The old fiberglass door had cracked across the bottom panel from a lawn mower bump and the Texas sun had faded it three shades lighter than the trim. The homeowner didn’t want a patch job. Otto measured the opening, talked through options that would handle the heat without sweating, and installed a new insulated steel door with a high-lift track so the opener could sit closer to the ceiling. The garage runs cooler in August now, and the door matches the house the way it should have from the beginning.
Opener Replacement with a LiftMaster Belt Drive in the Goldenwood
The old chain-drive opener sounded like a box of rocks every time it moved and had started reversing on its own. The homeowner was convinced the door was the problem, but the door tracks were fine. If the opener is straining, the problem is almost never the opener, except this time it was. Otto installed a new LiftMaster belt drive with battery backup, set the force limits properly, and the difference is three in the morning with a baby asleep two rooms away. That’s the test.
Rotted Bottom Panel and Weather Seal on a Man Door Swing-Out
This one was a wood garage door that had been sitting against wet concrete for too long. The bottom panel was soft enough to push a flathead through, and the old seal had flattened into a strip of dust. Otto pulled the panel, treated the frame, installed a new panel with a proper bottom seal, and adjusted the track so the door seats evenly. No new door needed. A door is 200 pounds riding on two springs, and the seal is what keeps it from eating itself. Now the leaves and the wolf spiders stay outside where they belong.
Off-Track Door with Bent Track Section in Dripping Springs ISD Area
This door had come off the track when a teenager backed in too fast and caught the bottom bracket on the hitch. The door was hanging at a forty-five degree angle, and the homeowner wanted to know if it could be fixed that day. It could. Otto cut out the bent section of track, replaced the roller and bracket, reset the door in the track, and ran it four times before he left. Total time on site was ninety minutes, and the price was agreed on the phone before he pulled into the driveway.
New Construction Door Package on a Ranches at Dripping Springs Lot
New construction is a different animal. There’s no old door to compare against, just a rough opening and a builder who needs it done before the drywall crew shows up. Otto worked with the builder on this one, took the opening measurements twice, and installed a Clopay door with an Amarr opener and all the hardware matched. The before is a hole in the wall. The after is a door that will still be square through twenty Texas summers. That’s the standard.
